The Covid pandemic has changed the real estate market dramatically as it has so many industries. Some of these are a great opportunity to utilize technology effectively in the real estate market.

We can no longer simply come and go as freely as we used to, especially when it comes to allowing strangers to enter the homes of our clients. This means that we are necessitated to screen and qualify prospective buyers first, before even considering viewings. The outdated concept of showhouses I suspect is thankfully also a thing of the past. We receive so many email requests from strangers wishing to view a property. This is simply not possible until myself as an agent are sure of a number of things:

  1. That you are seriously looking at buying a property. This could be easily discussed telephonically.

  2. Are your finances available or alternatively have you already done a pre-approval should you require a bond. Please discuss this with me when you call me and have the privacy to discuss financial issues. I can help you get pre-approved finance so that you can “shop with confidence”. At no cost. This is a great leveraging tool so that you can negotiate for a property with authority.

  3. Do you know where a specific property is located and that the area is suitable to your requirements. With google maps things are made easy, as you can go and assess the location and surrounding area at your leisure.

  4. Are you happy having viewed the complex and amenities on offer. These will be listed in the description and can also be viewed at your leisure by driving out to have a look at a particular complex.

  5. Does the description of the property match your needs? Levies, rates & taxes and details regarding fixtures & fittings can be found in the property adverts online.

  6. Does what you can see from media available, the internal layout and condition look acceptable to you. Have you browsed the internal photos & video walkthrough? These would give you a good idea as to whether you will like this property or not.

Then we set up that actual final viewing. Between you the prospective new owner & myself as your agent, we have pretty much done all the legwork already. By now you are most certainly almost sure that you want to and are able to own a particular property. All that remains now, is to arrange that personal viewing to confirm that all is in order and that you are ready to proceed to taking ownership of your new home or investment property.
